Prior to check-in, lockbox location and pin code will be emailed to guest. Written and video instructions will be included. Host contactable for any query.Self check-out (Before 12 midday): Please leave key card and door key on the desk inside the bedroom Please leave the property in the same condition you found it Please ensure you close the apartment door securely when you leave If you lose the key card or do not return it at check-out, you will be invoiced and charged a replacement fee of £50 If you lose the door key or do not return it at check-out, you will be charged a replacement fee of £30Cancellation policy: Guest will be charged 50% non-refundable deposit at booking. If the booking is cancelled in less than 3 days prior to check-in, guest will be charged 100%Identity check for security: While we respect our guests' privacy, it is also our responsibility to ensure other guests' safety and to deter any unlikely event of malicious damage, theft, parties or large gatherings. Satisfactory completion of identity check is required at least 3 days prior to check-in or at booking (in the event if booking is made less than 3 days prior to check-in) All guests who will stay at the property are required to email a photo ID (e.g. passport, ID card, driving license) and a recent 'selfie' photo taken on the phone Card details used for online payment are required to match a staying guest's ID At least one staying guest will have to be above the age of 18 years old. Minimum age of accompanied chid is 14 years old. For security reasons, we may make further enquires such as purpose of stay and check social media sites We reserve the right to cancel any booking if any security concern arises. In such unlikely event, a full refund will be issued.Data protection: Our registered company Ling Estates Limited (Company number: 11505531) is registered with the Information Commissioners Office (ICO) and comply with the General Data Protection Regulation (GDPR).Guest access You will have access to the entrance hall, private lockable bedroom and shared access to the bathroom which will be shared by one to two other people maximum. There is no access to a kitchen.Parking No free parking. Your privacy and comfort are important to us. Staff and cleaners will not enter bedrooms during guests’ duration of stay except in the events of pre-requested linen and towel change or other exceptional circumstances. Linen and towel change: Weekly complimentary towel and sheet change for long-stay guests is available on request. More frequent linen and towel change is available at extra charge. Please send request via email or text messages. Additional linen change: £8 (Cleaner's access to change pillow cases, duvet cover, sheet) Additional towel change: £5 per person (1 hand towel, 1 bath towel, 1 bath mat) Our cleaners will aim to carry out your request within 12 hours of receipt of your request. If you do not want the cleaners to access your room, please indicate in your email, our staff will leave the clean linen and towels outside your door.Amenities: Complimentary amenities that are free of charge are clearly indicated. All other items are for guests' enjoyment and use only while you are staying with us. Missing items identified at inventory check after check-out will be invoiced and charged to the payment card used to make the bookings.Heating and hot water Electrical boiler supplying heating and hot water in operation with pre-set timer. Additional heating available on request.General rules: Please avoid loud noise after midnight or any bad behaviours in the apartment, in the apartment building and its premises. Strictly no smoking inside the apartment or inside the apartment building. NO parties or large gatherings. Commercial activities are not permitted. No pets. Any violation of the above may result in deduction of full booking fee and possible immediate termination of contract can be enforced by staff. Please keep the property in the same condition you arrived and be considerate to the neighbours. We do not recommend interaction with other residents in the apartment building or security staff. Please direct any question to host directly, by email for non-urgent enquiry. Security: CCTVs are located outside the apartment buildings.Accidental and malicious damage: If you damage the property, you will be charged the full repair cost to return the property to original condition as well as full cost for loss of income and other additional losses including compensation to guests and booking online travelling agencies for cancellations.

These limitations and exclusions apply without regard to whether the damages arise from breach of contract, negligence or any other cause or action. Nothing in this clause shall operate to exclude eviivo's liability for death or personal injury resulting from its negligence or any representations made fraudulently.
